Project Description

Cornwall Business Park is a purpose-built industrial development at Scorrier that delivers high-quality, sustainable workspaces for local businesses. Classic Builders was appointed through a completive tender process to create durable, flexible industrial and office units across the two-acre site.

Working on a programme with stringent sustainability targets and complex site interfaces demanded careful planning. The scheme was built to BREEAM Excellent standards and funded in part by ERDF; requiring our site processes, material selection and quality control processes to focus centre on performance and longevity. Given the sites unique constraints, Classic Builders took direct responsibility for the groundworks to mitigate risks and accelerate programme certainty.

Key technical decisions were driven by durability and build-ability. The steel frame superstructures were fitted with modern cladding systems and high-performance insulated panels owing to their low maintenance requirements and high thermal performance.

Internally we installed power-floated concrete sub-floors and specified hard-wearing resin and concrete finishes to suit industrial use. Dedicated office spaces, stairwells, and reception areas provided functional spaces for tenants. Mechanical and electrical installations were coordinated to support bespoke tenant fit-outs and to future-proof services for differing lease holders and future users.

Working adjacent to the live Network Rail line also required a BAPA and bespoke traffic and logistics planning to keep the programme moving while protecting third-party assets. Quality assurance was practical and visible: staged mock-ups, acceptance testing of mechanical and electrical systems, and formal handover packs for each unit ensured consistent standards. The development achieved fast take-up on completion and won industry recognition at the UK property awards for Best Mixed Use Development – demonstrating that the combination of robust construction, considered finishes and sustainability credentials delivered real commercial value to the client and end users.
