Project Description
Extensive design and construction contract for the refurbishment and conversion of a former Homebase retail unit into a modern Home Bargains store. Delivered at Rose Lane in Barnstaple on behalf of repeat client, T.J. Morris Ltd, this major fast-track project involved complex internal strip-outs, comprehensive structural and building envelope renewals, and widespread external infrastructure upgrades to ready the site for tenant occupation. Following the successful delivery of a new build extension to an existing Home Bargains store in Bodmin, Classic Builders were pleased to be appointed this second project for the client.
The internal phase of the development required a systematic strip-out and structural demolition process, successfully reducing the existing retail space back to its structural core. To facilitate the new retail layout, structural steel enhancements were integrated alongside comprehensive utility upgrades, bringing all essential service connections to designated incoming positions. Internal works were handed over to a high-specification shell-only standard, ensuring a seamless transition for the client’s subsequent tenant fit-out team.
Substantial upgrades were executed across the building’s external envelope to enhance thermal performance and aesthetic alignment. This included a total replacement of the existing roof coverings, the installation of high-capacity new gutters and rainwater goods, and the creation of a modern glazed shopfront. To bolster the building’s sustainability profile, a high-efficiency photovoltaic (PV) solar array was integrated into the new roofing infrastructure, providing the building with a clean, renewable on-site generation source.
Civil engineering and external works formed a critical element of the site transformation. The existing external service yards and garden centre areas underwent widespread remediation, backed by essential repairs and upgrades to the existing drainage networks. The main car park was completely reconfigured and resurfaced, incorporating upgraded external lighting, updated landscaping, dedicated cycle parking, and advanced Electric Vehicle (EV) charging infrastructure to accommodate modern consumer requirements. Finally, the site’s prominent entrance landmark was enhanced through the structural refurbishment and repurposing of the existing retail signage. The project also incorporated a specialised ecological strategy to support and protect native bat species.
The completed site now stands ready to serve the local community as a highly accessible, efficient, and vibrant retail destination.
