Project Description
Nestled beside a historic mill stream within the Tamar Valley Area of Outstanding Natural Beauty (AONB), Miller’s House was a heritage conservation project. Working with repeat client, the National Trust, Classic Builders was appointed to rescue the degrading, Grade II listed woodland cottage. The complex project required converting two adjoining, structurally compromised cottages back into a single, high-specification holiday let. The beautifully restored property blends historic charm with modern comfort, offering visitors a woodland sanctuary.
Preserving the architectural integrity of a listed structure requires a respect for traditional building methods. Working closely with the National Trust and the Historic Building Officer, the site team catalogued, protected, and retained valuable period details in-situ using protective screens and sheeting. Specialist craftspeople executed traditional external masonry re-pointing using local lime mortar, adjusting scheduling around local weather forecasts to ensure precise curing times. Structural opening works, a new kitchen floor slab, and spliced timber repairs successfully eliminated deep-seated rot. The property’s original glass windows were carefully restored by a specialist glazing contractor who reset the panes into hand-crafted lead cames, while bespoke internal fire doors were integrated to match the historic fire surrounds.
Bringing 21st-century functionality to the cottage required a sophisticated mechanical and electrical overhaul, including a new soakaway system, oil tank removal, and the installation of thermal dry lining to enhance energy efficiency. Operating within a highly sensitive ecological zone, Classic Builders enforced rigorous environmental controls to prevent contamination of the adjacent mill leat and the River Tamar. As Miller’s House is a known habitat for protected bat species, all roofing and lead valley repairs were strictly scheduled within an ecologically approved autumn-to-spring window to avoid disturbing roosting or hibernating colonies. Furthermore, a comprehensive pre-construction survey ensured that any hazardous materials were safely encapsulated and removed by licensed specialists.
Logistic planning was vital, as the cottage sits directly adjacent to Cotehele Mill, a popular tourist attraction with a high public footfall. Access was restricted to a single-track lane shared with local residents and visitors to Cotehele House. To manage this safely, Classic Builders implemented a strict Traffic Management Plan, utilising a dedicated Banksperson and scheduling heavy deliveries outside of peak visitor hours. Robust segregation fencing and clear signage protected the visiting public without disrupting their experience.
Working for a charity, we maintained rigorous cost control throughout, particularly in managing Contractor Design Portions, to ensure maximum value without compromising on quality. The project was handed over on time and within budget to a delighted client and achieved zero defects at the end of the defect liability period.
“Communication was excellent throughout the project, and any queries were dealt with immediately. Miller’s House was finished on time and to a high standard. They were committed , dedicated and passionate about their work. The attention to detail whilst preserving the historic integrity of the building was impressive. It felt like one team working with Classic Builders and collaboration was easy and respectful.” – Tracey Mortimore, Area Manager for Cornwall and Miller’s Cottage, The National Trust
