Project Description
The Coachers Way development in Mitchell, near Newquay, is a 100% affordable housing initiative delivered by Sanctuary Housing to tackle the critical rural housing shortage.
Tis traditionally constructed development features 37 properties tailored to families, couples, and single occupants. The master plan provides 27 homes for affordable rent and 10 homes via Sanctuary’s Shared Ownership Scheme. The asset mix includes two-, three-, and four-bedroom houses alongside modern one- and two-bedroom flats sitting above a purpose-built retail unit designated for a convenience retailer.
As the site sits in close proximity to the heavily trafficked A30 dual carriageway, Classic Builders executed an intricate package of Section 278 highway improvement works to guarantee safe vehicular access. Managing the constraints required navigating steep variations in ground levels and safely coordinating construction material deliveries through the narrow lanes of the existing village.
To expand utility services without straining the area’s existing, limited public networks, the engineering team managed a utility application to National Grid. This resulted in the installation of a brand-new 500 kVA electrical substation, providing immediate, stable power to the site while deliberately securing future grid capacity for potential developments in neighbouring fields.
Inside each property, the layout balances traditional masonry craftsmanship with modern thermal performance. The dwellings are equipped with energy-efficient underfloor heating networks and highly insulated, low-maintenance uPVC double glazing to keep local utility bills low. Terraced homes flank a quiet private parking zone with no through traffic, while the detached houses occupy generous private plots with dedicated parking and access to a shared green community space.
To ensure the community felt like a natural extension of the village, the project team maintained close, transparent engagement with local residents and the parish council throughout the build, successfully delivering a sustainable, future-proofed asset that adds lasting social value to the Mitchell community.
With its blend of traditional warmth and modern efficiency, this development stands as a testament to the power of partnership, successfully delivering sustainable, high-quality spaces that local residents will be proud to call home for generations to come.
