Project Description

Classic Builders was appointed to deliver a new high-specification commercial facility for a specialist organisation operating within the life sciences sector.

The project involved the construction of a modern, purpose-built facility providing a flexible and secure environment for research and development activities. Particular attention was given to the quality, durability and performance of the building, whilst ensuring the finished development remained sympathetic to its rural Cornish surroundings.

The initial phase comprised a new-build facility incorporating a robust structural frame, high-performance roofing and traditional external finishes. Internally, the building was fitted out to provide a range of specialist working environments, supported by high-quality finishes, insulated internal systems and bespoke joinery.

Working alongside an operational facility presented logistical challenges, requiring careful programming and close coordination with the client and wider project team. The works were planned around key operational dates, enabling critical elements of the programme to be completed with minimal disruption.

The successful delivery of the initial phase led to Classic Builders being appointed to undertake further works at the facility.

The subsequent phase involved the extensive refurbishment and remodelling of an existing building, transforming it into a modern research and development environment alongside upgraded office and welfare facilities. The works included significant structural alterations and strengthening, new structural elements and an extended entrance area.

The building’s performance was further enhanced through improvements to the roof and external envelope, including photovoltaic technology, upgraded insulation and renewed external finishes. Electric vehicle charging facilities were also incorporated as part of the wider sustainability improvements.

Given the site’s sensitive rural setting, careful consideration was given to the environmental impact of the works. External lighting was designed in accordance with ecological requirements to minimise its impact on local wildlife.

Throughout both phases, Classic Builders worked closely with the client and professional team to maintain programme, quality and safety requirements while allowing the client’s operations to continue.

The project was successfully completed on time and within budget, providing a modern, sustainable and future-ready facility capable of supporting the client’s continued growth and specialist activities.

Classic Builders is proud to have delivered successive phases of this specialist development and to have established a strong and lasting relationship with the client.
