Project Description

Classic Builders was appointed to undertake the sensitive refurbishment and comprehensive conversion of the historic, Grade II listed former Ship Hostel in Plymouth. Set within a highly prominent and historically sensitive area of the city, the listed property had fallen into significant structural disrepair and neglect over many years. Recognising the complex heritage challenges involved, the project team initiated extensive structural surveying and rigorous enabling works packages to stabilise the fragile fabric before any major construction could begin. The primary objective was to breathe new life into the derelict landmark, transforming it into 11 high-quality, modern apartments designed to help address the city’s urgent residential housing needs while carefully preserving its rich architectural history.

Converting a dilapidated institutional hostel into premium self-contained apartments required engineering ingenuity and craftsmanship. The extensive scope of works began with a meticulous internal strip-out phase to remove decaying material. To support the new residential layout, the team carried out major structural engineering interventions, which included introducing entirely new floor structures and robust internal partition walls to meet modern acoustic and load-bearing standards. While the team took great care to preserve and restore the building’s original historic openings, they also carefully formed strategic new access and egress routes to maximise natural light and ensure full compliance with modern building regulations. The internal transformation was completed with custom ceilings, bespoke kitchens, contemporary bathrooms, and internal decoration.

Bringing a 19th-century listed structure up to 21st-century safety and performance standards required a sophisticated mechanical and electrical (M&E) overhaul. Classic Builders integrated completely new utility services throughout the building, including energy-efficient M&E installations and fire suppression system tailored specifically to the unique constraints of a timber-frame historic property. Modern high-performance glazing was also introduced to dramatically improve the building’s thermal envelope without altering its external appearance. Outside, the team delivered extensive hard and soft landscaping schemes to revitalise the surrounding grounds, constructing a brand-new residents’ car park complete with an integrated, high-capacity drainage network.

Executing this complex conversion within a live, high-density urban environment required meticulous logistical management and strict traffic coordination to minimise disruption to neighbouring residents. Despite the challenging condition of the original building, the project team maintained strict cost controls and programme milestones, handing over the completed development on time and to an exceptional finish.

The success of the regeneration project was officially recognised by local authority leaders. Councillor Chris Penberthy, Cabinet Member for Housing and Cooperative Development, highly praised the development, stating, “These are good quality homes and are a fantastic example of what can be achieved.”

The project was recognised in the following awards:

  • South West Award Winner – LABC Awards 2019
